How to read commercial lease rates

$/SF/yr means dollars per square foot per year. A 2,000 SF suite at $18.00/SF/yr is $36,000 a year, or $3,000 a month, in base rent.

NNN (triple net): the tenant pays base rent plus a share of property taxes, insurance, and common area maintenance. Those extra costs are often shown as an estimate.

Modified gross: some operating costs are included in the rent and others are paid by the tenant, as set out in the lease.

Full service gross: rent includes most operating costs, often including utilities.
