The process

Starting management with HQ

  1. Step 1: Consultation

    We learn about your property, its current condition and tenancy, and what you want from a manager. You learn how we work and who you would deal with.

  2. Step 2: Written proposal

    You receive a proposal listing the services and every fee. We walk through the management agreement with you before you sign.

  3. Step 3: Onboarding

    We collect leases, deposits, keys, vendor contacts, and records, and document the property’s condition.

  4. Step 4: Introductions

    Residents or tenants are told who to contact, how to pay, and how to request maintenance.

  5. Step 5: Ongoing management

    Day-to-day operations run through HQ, with regular statements and a direct line to your property manager.

The specifics — statement frequency, spending limits, and how you receive funds — are written into your management agreement.

How do I get started?

Use the consultation form or call our office. We will ask about your property, your goals, and what you need from a manager, then explain how we would handle it.

What does property management cost?

Fees depend on the property type, size, condition, and the services you need. We explain every fee in writing before you sign a management agreement.

What types of properties do you manage?

We manage residential and commercial properties. Ask us about your specific property — we will tell you plainly whether it is a good fit.

How will I know how my property is doing?

You receive regular statements showing rent collected, expenses paid, and the status of your property, and you can contact your property manager with questions at any time during business hours.

Who approves repairs?

Routine repairs are handled under a spending limit you set in your management agreement. Larger repairs are sent to you for approval first, except in emergencies that threaten health, safety, or the property.

Can I switch to HQ from another management company?

Yes. We coordinate the transition — leases, deposits, records, and resident communication — so residents and tenants know who to contact and when.
